What is your deposit structure?

We believe in fairness. We only ask for a deposit to cover the exact cost of the physical materials (wood, paint, fixtures). You do not pay us a single dime for our labor until the job is finished and you are happy.

Who buys the materials?

We handle all the shopping and delivery. However, if you want to buy your own specific bathroom tiles or a special light fixture, you are completely welcome to do so. We will just charge for the labor to install it.

Are you insured for accidental damage?

Absolutely. We carry comprehensive $2M liability insurance. If a worker accidentally drops a tool and chips your floor, our insurance pays to replace it immediately. You are never at risk.

How long does a standard remodel take?

It depends on the size. A bathroom usually takes 7-10 days. A full kitchen can take 3-4 weeks. When we give you a quote, we give you a firm, written completion date that we stick to.

1. Service Agreements

All projects and services provided by Home Maintenance Services require customer approval before work begins. Approval may be given through written estimates, electronic confirmations, invoices, signed proposals, or direct written communication. Once approved, the project is added to our active schedule and materials may be ordered immediately.

2. Pricing & Estimates

All estimates are based on visible conditions and information available at the time of inspection. Additional charges may apply if hidden damage, structural issues, outdated wiring, plumbing complications, code violations, or customer-requested changes are discovered after work has started.

3. Deposits & Payment Terms

Certain services may require a deposit before scheduling or material procurement begins. Remaining balances may be divided into progress payments depending on project scope. Final payment is due upon substantial completion unless otherwise agreed to in writing between Home Maintenance Services and the customer.

4. Scheduling

Home Maintenance Services makes every effort to honor scheduled appointments and project timelines. However, schedules may shift due to weather events, supplier delays, permit processing, emergency repairs, labor availability, or unforeseen site conditions. Customers will be informed promptly if significant changes occur.

5. Property Access

Customers agree to provide safe and reasonable access to the worksite during scheduled service hours. Delays caused by inaccessible work areas, locked gates, unavailable utilities, or unsafe environments may result in rescheduling fees or additional labor costs.

6. Customer Responsibilities

Before work begins, homeowners are responsible for protecting valuables, fragile décor, electronics, artwork, and personal belongings located near the work area. Home Maintenance Services is not responsible for damage to unsecured personal property left inside active project zones.

7. Material Availability

Products, fixtures, finishes, appliances, and specialty materials are subject to supplier availability. If selected items become unavailable or discontinued, Home Maintenance Services may recommend comparable alternatives for customer approval while maintaining the overall project quality and functionality.

8. Change Requests

Any request to modify the original project scope after work has started may affect pricing, scheduling, labor requirements, or material ordering. Additional work will only proceed after customer approval of revised costs and updated project timelines when necessary.

9. Workmanship Standards

Home Maintenance Services performs services according to accepted industry standards and professional installation practices. Natural variations in wood grain, stone texture, paint appearance, lighting reflection, or handcrafted materials are considered normal characteristics rather than workmanship defects.

10. Manufacturer Warranties

Products and appliances supplied during a project may include manufacturer warranties provided directly by the product manufacturer. Home Maintenance Services does not alter or replace those warranties and cannot guarantee coverage decisions made by third-party manufacturers.

11. Site Safety

Customers should avoid active work areas during construction, installation, or repair operations. Home Maintenance Services is not responsible for injuries caused by unauthorized access to tools, ladders, machinery, exposed wiring, wet surfaces, or unfinished structural components.

12. Delays Beyond Control

Home Maintenance Services shall not be held responsible for delays caused by severe weather, natural disasters, government restrictions, permit delays, transportation interruptions, utility failures, supplier shortages, or other circumstances beyond reasonable operational control.

13. Cleaning & Disposal

Basic cleanup of project-related debris is included unless otherwise specified. Some projects may produce residual dust or temporary disruption during installation or demolition. Specialized post-construction deep cleaning services are not included unless separately arranged.

14. Cancellations

Projects canceled after scheduling or material purchasing may be subject to cancellation fees. Deposits used for labor reservations, custom materials, permits, or administrative preparation may become partially or fully non-refundable depending on project progress.

15. Limitation Of Liability

Home Maintenance Services’s liability is limited to the value of the contracted services provided. We are not responsible for indirect losses, temporary inconvenience, property conditions existing before work began, or delays caused by third-party vendors, manufacturers, or external contractors.

16. Governing Terms

These Terms & Conditions apply to all customers, estimates, projects, service visits, and website interactions associated with Home Maintenance Services. Continued use of our services constitutes acceptance of these terms, including any future updates or revisions posted by the company.
